When a patch is no longer the answer
Certain findings shift the decision toward replacement, or at least toward a serious evaluation.
Wet insulation across a large area. This is the finding that ends most repair arguments. Once water is in the insulation, the roof loses thermal performance, the deck is at risk, and the moisture spreads laterally.
