He probably does not have a leak. He has moist indoor air condensing on a cold roof deck, which is an airflow problem wearing a leak's costume.

Five months later a different caller says the bedroom over her garage has never cooled down in four summers and her neighbor told her to put a fan in the attic. She wants a price on the fan.

Neither caller used the word ventilation. Both are describing it, and the person answering the phone has to catch that without diagnosing anything.

Air comes in low and goes out high

Attic ventilation is one loop. Cool outside air enters at the eaves, picks up heat and moisture, rises, and leaves at or near the ridge. It runs on buoyancy and on both ends of the path staying open.

The low end is the soffit, the underside of the roof overhang, either continuous perforated panel or individual vents punched into solid material. The high end is a ridge vent, a row of box vents, gable louvers, a turbine, or whatever combination has accumulated on that roof over thirty years.

Homeowners assume the exhaust is the weak link, because the exhaust is what they can see from the driveway. It usually is not. A ridge vent cut across the whole peak cannot move air it is not being fed. When intake falls short, the high vent takes air from wherever it can, and the easiest source is often the house itself, pulled up through gaps around recessed lights and the attic hatch. Now the attic is being ventilated with heated indoor air in winter and conditioned air in summer.

The soffit is where it usually breaks

Ask a roofer what they find most often in an attic and you will hear the same answer: insulation stuffed into the eave. Someone blew more on top of what was there, and the material drifted into the tight wedge where the rafters meet the top of the exterior wall. That space is small before anyone touches it. It packs solid without much effort.

From the ground nothing looks wrong. The perforated panels are right where they belong. But at the corner where air has to turn and enter the attic, the path is closed, and the vents are decoration. Paint does the same job more slowly. Aluminum soffit sprayed a few times over the decades can end up with most of its perforations sealed.

The fix is usually baffles, also called rafter vents, rigid channels stapled between the rafters to hold an air gap open above the insulation. Whether a given attic needs them gets decided with a flashlight and a head through the hatch.

Ridge, box, gable, and the short circuit

Homeowners want to know which vent type is best. The type matters less than whether the roof has a coherent system.

Ridge vent runs under a cap of shingles along the peak, over a slot cut through the sheathing. On a simple gable roof it exhausts evenly across the whole ridge. It only works if the slot was actually cut, and cut wide enough. Ridge vent installed over uncut decking looks identical from the street to one that works.

Box vents, the low square hoods scattered near the ridge line, use the same buoyancy in fewer spots. They show up on roofs with hips and dormers where there is no continuous ridge to work with.

Gable vents are the louvers in the triangular end walls. On older houses they were often the entire system, and they push air across the attic rather than up through it.

Here is the part that catches people. Adding a second type of exhaust can make an attic ventilate worse. Put a ridge vent on a house that already has open gable louvers and the ridge vent may start drawing from the gables a few feet away instead of from the soffits forty feet below. Air enters high, crosses the top of the attic, and exits high. The attic floor, where the moisture and the insulation and the heat actually sit, gets almost nothing. So "we will just add a couple more vents" is usually the wrong instinct.

Powered attic fans

Thermostat-controlled fans mounted in the roof deck or a gable end come up on nearly every ventilation call, generally because a neighbor or a big-box employee recommended one.

They are genuinely contested among contractors. The argument against is straightforward: a fan moves a lot of air and takes it from the path of least resistance. In a house with limited soffit intake and a leaky ceiling plane, a real share of what it pulls comes from inside the home. In summer that is conditioned air. In winter, especially with a humidistat model, that is humid indoor air driven against a cold deck, which is how you manufacture the frost problem from the opening of this article. There is also a depressurization question in houses with atmospherically vented combustion appliances, and that one belongs to somebody qualified to assess it on site.

The argument for is that with a well sealed ceiling and generous intake, a fan does move heat. Plenty of good contractors will install one on request. Plenty of others will tell the homeowner to fix intake and air sealing first. That disagreement does not get settled over the phone, and the intake call should not try.

The symptoms that make the phone ring

People almost never call about ventilation. They call about one of these:

  • An upstairs room that never gets comfortable, usually over a garage or under a low roof section
  • Ice dams, ridges of ice at the eaves with icicles hanging off them, sometimes with a stain appearing on an interior ceiling
  • Frost or wet nail points on the underside of the deck, which melts when the weather turns and gets reported as a leak
  • Gray or black staining across the sheathing, or a musty smell near the attic hatch

Ice dams deserve a caution. They are mostly a heat-loss story: warm air escaping into the attic melts snow high on the roof, and the water refreezes over the cold eave. Ventilation is part of that picture and rarely the whole picture. A roofer who promises a ridge vent will end a homeowner's ice dams is promising something the ridge vent cannot deliver alone.

The questions a roofer asks before quoting

Nobody quotes ventilation work off a description. The intake call exists to make sure whoever shows up is prepared. The useful questions:

  • What is the symptom in your own words, and when does it happen? Summer, winter, after showers, year round.
  • How old is the house, and is there a garage under the problem room?
  • Is the roof one long simple ridge, or does it have hips and dormers?
  • What vents can you see from the ground, and are there louvers in the gable ends?
  • Is there already a powered fan up there, and does it run?
  • Where is the attic hatch, and can someone reach it safely?
  • When was the roof last replaced, and has insulation been added since?
  • Does your bathroom fan duct end outside, or does it stop in the attic?
  • Is water coming in right now?

That last one changes the response entirely. A homeowner watching a drip is a different call than one investigating a warm bedroom, and what to do before the roofer arrives is the conversation for the first. If the caller is still deciding whether this warrants a truck at all, roof inspection versus repair sets that expectation.

On the number homeowners always want: codes generally express required ventilation as a ratio of net free vent area to attic floor area, and the baseline ratio can be cut in half where the venting is properly split between the upper and lower portions of the attic, or where a vapor retarder is installed on the warm side of the ceiling. Which figure applies depends on the local code as adopted and on the vent manufacturer's installation instructions, which often drive warranty coverage. Give the method on the phone. Do not give the number.

Do I need more roof vents if my upstairs is always hot?

Maybe, and the vents are frequently not the limiting factor. A hot upstairs can come from insulation depth, air leaking through the ceiling, ductwork running through a hot attic, or blocked intake at the eaves. Adding exhaust to an attic that cannot draw enough intake air can widen the imbalance.

Why is there frost on the underside of my roof?

That is condensation. Warm moist air from inside the house is reaching a cold roof deck and giving up its moisture there. The usual contributors are a bath fan that terminates in the attic instead of outside, air leaking through the ceiling at fixtures and the hatch, and blocked intake vents. When it warms up, the frost melts and drips, which is why it gets reported as a leak.

Can you have both a ridge vent and gable vents?
